Do Hard Money was founded by investors for investors. Almost 10 years ago Ryan started investing in fix and flip properties. In doing this, Ryan would come across outstanding properties but found it quite difficult to find funding on these properties. The problem was that banks would not fund the properties because they were in need of repair and would not be fundable. The small local and community banks had interest in funding the properties but they wanted a substantial amount of money down and wanted to take weeks, almost months, to go through the underwriting process.
The situation is, when a good property came available the funding and closing need to happen in very short order not in the matter of months. In Ryan’s search he started looking for so called “Hard Money Lenders”. What he found was “the old boy’s club”, some guys had cash today for a deal but they may not have cash on the next day. Some would commit to fund and end up on vacation and would not have gotten the promised funds to the closing table. In addition to this frustration there were no guidelines that Ryan could depend on. Sometimes the private investors or hard money lenders would lend on a property in a certain city then the next time Ryan put a property under contract in that same city the private investors would not be willing to fund on that property. There was no rhyme or reason to what the hard money lenders where willing or not willing to fund. To make things worse, many of these private investors would use the “gut check” as their underwriting criteria. Meaning they would go to the property and if they felt good about the deal they would do it and if they did not feel good about it they would not do the deal. The problem with this method was there was no objective measurement to the hard money lending methods they where using.
Even worse was the lack of dependability of funds. Funds would be promised on a purchase and never delivered to the title company. Sometimes the investor would have money and the next time Ryan would get a property under contract and they would be out of funds because of losses taken in the stock market, or losses taken with Gold, or what ever last “investment opportunity” happened to be at the time. This offered no dependability or predictability for funding transactions.
In the lucky chance that the investor had availability funds and had a “good gut check on the property” Ryan would have no idea how much he was going to be charged for the funds on that transaction. If the investor had lots of money sitting around then the points and interest rate would be low. If the Hard money lender had just foreclosed on a property they would be in a bad mood and would charge more for the funds. If the investor was comparing the returns on your new loan versus that of the latest investment strategy that promised amazing returns then they would want an outrageous amount of money for points and interest.
Beyond that was the trouble of always having to find new hard money lenders. Some lender would have a few hundred thousand dollars and some would have up to $500,000 however those funds don’t last very long if the hard money lender is doing other investments and working with other real estate investors.
The bottom line was that it was very difficult for Ryan or any Real Estate investor to be able to conduct business. The Hard Money lenders would not look at a property loan unless the property was under contract. However Ryan had no idea how much they would lend on the property and that made it very difficult to find good investments.
Through this long and difficult experience Ryan founded Do Hard Money.com and started doing Hard Money lending. He came from the background of being a real estate investor and understood the needs that investors had.
Ryan realized that investors needed to be able to not make payments when they are fixing up the home. He realized that problems would occur and capital can get tight during a rehab and resale and this was one of the foundations of Do Hard Money.com.
