Where Can I Find A Real Estate Mentor?

That was the question that stood out to me most this week.  And frankly, I see this (or some variation) over and over again…

Before I give you some tips that will guarantee you find a real estate mentor, I want to share with you some things to consider when evaluating who you receive advice from regarding real estate investing.

When I got started with trying to break into real estate, I found no shortage of people that were ready to give me their take.  EVERYONE was or knew an expert.

At first I’d take the time to listen to all of them.  But quickly I got overwhelmed with information and became confused.  I couldn’t tell up from down, left from right or in from out.  Then I’d go on to find out that just about all of these people had never actually done an investment or at least one successfully.

That’s when I decided to develop a litmus test to help me determine who I’ll give my attention to, here it is:

The first thing I do is ask them to show me some proof of a successful investment they have done recently – a HUD-1 statement works just fine.

Second, I ask them if they will be willing to back up their advice with the money I’d need to follow through on it.

These two things will filter out 99.99% of all people.  That 0.01% left are the people worth your time as a real estate mentor.

So know that you know the criteria you should be looking for in someone who provides real estate mentoring, let me give you a few ways to find a person to fill this capacity for you.

1) REI Club meetings.  If you are not a part of your local REI club, I highly recommend that you join soon.  It’s a great opportunity to network and meet other investors.

It may seem surprising, but there are a lot of successful investors that are willing to take a newbie under their wings and show them the ropes.

2) People you know.  As I mentioned before, it’s not too hard to find a family member or friend with experience investing in real estate.  I just give you a fair warning with this method:  be careful!

Working with family or friends can really tarnish relationships so you must be aware of that and ready to deal with it if you choose this path.

3) Third party programs and services.  There are quite a few different real estate mentoring or real estate coaching programs out there.  Again, I’m going to warn you about these.

Many of them will want you to spend thousand to tens of thousands of dollars to participate in their program.  Those are often fraudulent systems designed simply to take your money and give you no return.
