Free Real Estate Investing Courses, Tools & Resources

Normally I post weekly here to the blog to answer one specific question that someone has submitted to me either through a survey or one of our online forms.

I realized this week that one problem with this method is that I can only address one question, sometimes two – however there are many more than that which come in every week.

Another revelation I had is that we are getting thousands of new visitors that come to the site each and every month.  They are asking the same questions that have been asked previously because they aren’t able to dig deep enough into the blog to find those answers.

A real common theme I’m seeing throughout the surveys is that people want information – specifically free information so they can learn this business and start on the path to a better future.

However there’s a huge problem.  The vast majority of people who want these questions answered expect to be able to pick up the phone and talk to someone about them.

Unfortunately if you have tried to call our office to ask for general information regarding investing in real estate or how hard money loans work, you’ve probably been frustrated because you couldn’t reach someone right away and it took a long time to get a call back – if you did at all.

I’ll be the first to admit that we’ve been struggling to find a system that works for us to be better at answering the phones and returning messages.  The reason we are behind on the phones is simply due to the mass call volume we receive relative to our staff.

We’re working on bringing in new team members that can help with this, but there’s also a fine line that needs to be walked.  You have to remember that we are primarily a hard money lender, and we get over 70 loan applications each week.

There are numerous lengthy conversations, meetings and emails that have to take place with each application in order to get someone to the closing table.  This takes and immense amount of time and resources.

The reason we started providing educational information on our website is twofold:

First, upon analyzing thousands of potential real estate investment deals over the last 7 years, it’s become painfully obvious that most people don’t know what they are doing.  We wanted to be able to help these people become successful.

Second, it is a way to try and reduce call volume and make it easier for people to get their questions answered about simple items and general real estate investing stuff.

While I am laying all of this bare, I should take a moment to also make it clear that we don’t work 24/7.  We are only open Monday – Thursday from 8am to 6pm and Friday from 8am to 6pm.  We are closed on Saturday and Sunday.

Plus, we have a very limited amount of staff as we are a small family owned company.  In fact, right now I only have four people working in my office!

Why am I going through all this?

I really want to be able to set the right expectations with people who are trying to engage us and get information.  That’s numero uno.

And I wanted to make an announcement today that will provide sweeping answers to all of the most pressing questions and issues that people have when visiting this website.

Free Real Estate Investment Coaching Session

Here’s a great question that I got this week:

“I have been hearing a lot about finding motivated sellers that are ready to sell at a great price. I was taught by my guru training manual’s and courses to buy at 70% of asking, plus minus repair, and then an addition 5% – 10% lower in order to get a property in a good wholesale position.  How do you consistently find sellers like that?”

Well Tony, what you’ve just touched on is what I consider to be the most difficult piece to master with real estate investing.

This is an area that I spend considerable time in working with my private real estate investment coaching clients, but I’m going to give you a free session here today.

The short answer to your question is marketing.  The key is that you market to find distressed sellers – people in situations that require them to get out of the home quickly and thus be willing to take low offers.

What are some marketing tactics you can use to do this?

Let’s address that question now…

In fact I’m going to give you one of the twenty ways I’ve developed and give to my private coaching clients right here, so pay close attention and take some notes.

You should run classified ads to look for properties. You can place them in large newspapers and you can also run classified ads in small newspapers like Thrifty Nickel.

I have had the most success running ads in large circulating papers like Los Angeles Times, Salt Lake Tribune and The Colorado Post.

I am going to give you the exact classified we have tested and we know it works.  I have run it for years and it has made me a lot of money. It’s my secret classified ad.

This is what it should say:

“I pay cash for homes, any area, any condition and your phone number”.

That’s it. It is really simple because it is a good call to action as most of the people are in a desperate situation and want to get rid of something, looking for cash or concerned about the area and the condition.

You should try that. It is very inexpensive to run that ad in generally circulating papers, but you’ve got to put it in there for a long period of time, so you can either run on weekends or you can run weekdays or a combination of both.

Typically, if you sign a contract with the newspaper where you agree to continuously run that ad you will get a great discount which is something to look for.

This ad helps us find lots of properties. And I’m sharing it with you because I am committed to helping you become successful as a real estate investor.
